If you wonder whether a sign-seller can legally install and service electrical signs in Texas, visit the TDLR Website. Enter "Electricians” in the "Inquire by License Type” box and the name of the sign business. If they are not licensed, they cannot perform the work.

Someone can sell you signs but not be licensed to install or service them. Unless the electrical signs are UL-listed or ETL-listed, they cannot be legally installed in Texas under state consumer protection safety laws. Some city ordinances have exceptions, but beware: buying unlisted signs can create legal and safety problems.

The State of Texas does NOT allow the installation of non-listed electrical signs. A Texas Sign Contractors License (TSCL) alone is not evidence of OSHA-approved listing. Additional approvals are required — which a true Dallas sign company like Signs Manufacturing™ provides.

Sign permits in Dallas depend on the type of sign, zoning, size, height, setback, illumination, and whether the sign is attached or freestanding. The following is a general summary of Dallas sign permitting considerations for business signs, wall signs, monument signs, pole signs, and electronic message center displays.

Because Dallas sign regulations can vary by property, zoning district, frontage, and existing site conditions, Signs Manufacturing can help review your proposed sign and coordinate the permit process before fabrication and installation.

Electronic Message Center Displays in Dallas

Dallas has specific rules for electronic message center displays, also called EMCs, LED message centers, or digital signs.

• Freestanding EMCs in business zoning generally may not change messages more than once every 20 seconds.
• Freestanding EMCs in residential zoning generally may not change messages more than once every 20 minutes.
• The EMC portion may be limited to 50 square feet or 50% of the total sign area, whichever is greater.
• Attached EMCs must turn off between 1:00 a.m. and 7:00 a.m. Monday through Friday.
• Attached EMCs must turn off between 2:00 a.m. and 8:00 a.m. Saturday and Sunday.
• Attached EMC messages may change every 8 seconds, and each change must be completed within 2 seconds.
• Signs under 125 square feet must generally have 16mm pixel spacing or better.
• Flashing, dimming, or brightening message effects are not allowed.

Wall Sign Permits in Dallas

Wall signs are commonly used for storefront signs, channel letters, cabinet signs, tenant signs, and other building-mounted business signs in Dallas.

• Wall signs are generally limited to 8 words or fewer.
• Wall signs cannot project more than 18 inches from the wall.
• Wall signs cannot extend more than 4 feet above the surface they are attached to.
• Primary facade signage may be limited to 25% of the facade.
• Secondary facade signage may be limited to 15% of the facade.
• Signs inside a mall generally do not require permits.
• Wall signs over 100 square feet or higher than 50 feet above grade generally require engineering.
• Any portion of a sign over 100 square feet may require engineering.
• Blade signs cannot project more than 4 feet from the wall, including brackets.

If a wall sign is more than 2 inches deep, clearance requirements may apply:

• 10 feet of clearance over a sidewalk
• 12 feet of clearance over a parking lot or driveway area
• 14 feet of clearance over a fire lane

Pole Sign Permits in Dallas

Pole signs and other detached signs in Dallas are regulated based on setback, spacing, zoning, sign area, and overall height.

• Setback is measured from the property line.
• Detached signs on the same premises must generally be at least 200 feet apart.
• Even face replacements require permits.
• Pole signs cannot extend over a building.
• Pole signs generally require engineering when they are over 32 square feet or over 8 feet overall height.
• Pole signs generally cannot be located within 250 feet of non-business zoning.

Monument Sign Permits in Dallas

Monument signs in Dallas are regulated by setback, height, sign area, width, zoning, frontage, and structural requirements.

• Monument signs may start at a 0 foot minimum setback, 7.5 foot maximum height, and 60 square feet of sign area.
• Each additional 1 foot of setback may allow the sign to be 6 inches taller and 4 square feet larger.
• Monument signs generally cannot be wider than 8 feet.
• Multi-tenant monument signs may be allowed up to 10 feet wide.
• The width of the sign must contact the ground.
• An 18 inch minimum width pole cover may be allowed above the base.
• Highway signs may have smaller setback requirements.
• All monument signs require engineering.
• Monument signs must have a plate at grade level.
• Even face replacements require permits.
• The width of the base must be at least as wide as the sign sitting on it.

Directional Signs in Dallas

• Unlit directional signs may be allowed up to 8 square feet without a permit.
• Directional signs may be limited to 2 feet in height and 2 square feet if they include no branding.

Signs in Non-Business Zoning

Non-business zoning has additional limitations for detached signs and monument signs.

• One sign may be allowed per 600 feet of frontage on a public way, not including an alley.
• Minimum setback may be 5 feet.
• Minimum setback may increase to 10 feet if the sign is over 10 square feet.
• Minimum setback may increase to 20 feet if the sign is over 20 square feet or 20 feet tall.
• Maximum sign area may be 50 square feet.
• Maximum overall height may be 25 feet.

Certificate of Occupancy Requirement

The City of Dallas will not issue a sign permit until the customer has a Certificate of Occupancy that matches the proposed sign. If your business needs a Dallas sign permit, the Certificate of Occupancy should be filed as early as possible to help avoid delays.

Flagpole Permits in Dallas

Flagpoles over 24 feet tall generally require a building permit. Flagpoles 24 feet tall or shorter generally do not require a permit.
